If you own a solid-wall property built before the 1920s, you already know the reality of British winters. You can pump as much gas into the central heating as you like, but the heat bleeds straight out through the brickwork. Unlike modern homes with cavity walls that can be cheaply filled with blown beads, solid walls require a structural intervention.

This is where External Wall Insulation (EWI) comes in. Rather than sacrificing your interior floor space with internal stud walls, EWI wraps the entire exterior of your property in a thermal jacket. It is a massive, highly visible architectural change that fundamentally upgrades the thermal performance of your house. But because of the scale and cost of the job, the industry is rife with cowboy installers and misunderstood materials.

If you are planning an EWI retrofit in 2026, you cannot afford to go in blind. This guide breaks down exactly what happens on site, how to prevent damp, and what you should realistically expect to pay.

What Actually is EWI (And How Does it Work?)

At its core, EWI is the process of fixing rigid insulation boards directly to the outside of your existing masonry, covering them with a reinforced base coat and fibreglass mesh, and finishing the entire system with a decorative, weather-resistant render.

Its primary job is to shift the dew point. In an uninsulated solid wall, the warm, moist air from your living room hits the freezing cold interior brickwork and condenses, causing black mould. By wrapping the house in EWI, the existing brickwork is brought inside the “thermal envelope.” The walls stay warm and dry, condensation is eliminated, and your boiler does not have to work overtime to replace lost heat.

The Materials Breakdown: EPS, Mineral Wool, or Phenolic?

Your choice of insulation board dictates the thickness of the system, the fire safety rating, and the overall cost. There are three main contenders in the UK market:

For most standard retrofits, EPS is the go-to. However, if you live in a heritage property with lime mortar or a house that historically struggles with damp, paying the premium for Mineral Wool is a smart structural decision.

The Installation Reality: What Happens on Site?

Many homeowners are caught off guard by the sheer scale of an EWI installation. This is not a two-day job; it is a major construction project that usually takes between two and three weeks.

Because you are adding roughly 100mm of thickness to your external walls, the entire perimeter of your house has to be adapted.

Avoiding the Damp Trap (Why Breathability Matters)

The biggest fear homeowners have with EWI is trapping damp. If an incompetent builder slaps rigid boards over a wet wall and seals it with cheap acrylic, moisture will be trapped in the brickwork and rot the property from the inside out.

The secret to a successful retrofit lies in the render finish. The UK climate is brutally wet, so the final coat must be hydrophobic (water-repelling) but highly vapour permeable (breathable).

This is why Silicone Render has become the absolute gold standard. Unlike traditional sand and cement, silicone render flexes with the building—meaning it resists cracking—and allows internal water vapour to safely escape through the walls while aggressively repelling driving rain. If a contractor tries to sell you a cheap acrylic render for a solid-wall brick house, walk away.

Navigating the Red Tape: Part L Regs and Planning Permission

You cannot just glue some foam to your house and call it a day. Under Part L of the UK Building Regulations, if you are upgrading more than 25% of an external wall, the entire wall must be insulated to achieve a maximum U-value of 0.30 W/m²K. Your installer must be properly certified (ideally PAS 2030 or TrustMark registered) to sign this off and provide a valid guarantee.

As for planning permission, EWI usually falls under Permitted Development, meaning you do not need formal approval. However, there are massive exceptions. If your property is listed, located within a conservation area, or if the EWI fundamentally changes the visual character of the street (e.g., covering traditional red brick with white render in a uniform brick terrace), you must speak to your local planning authority first.

2026 Costs and Grant Funding (ECO4 & GBIS)

Material costs and labour rates have stabilised somewhat in 2026, but EWI remains a significant investment.

Currently, the average installed cost sits between £90 and £170 per square metre. For a typical three-bedroom semi-detached house, expect quotes to range from £12,000 to £18,000, including scaffolding and the extension of window sills.

Securing Your EWI Investment

Wrapping your home in External Wall Insulation is arguably the best structural upgrade you can make to a solid-wall property. It slashes your heating bills, radically improves your kerb appeal, and makes the house infinitely more comfortable.

But it is not a job for a general handyman. The success of the system relies entirely on meticulous detailing around the windows, proper management of the rooflines, and specifying a breathable silicone finish that respects the British weather.
